  • At 6 years old (2019), Florida's 25-year structural recertification trigger applies in 2044. Reserves are well-funded; engineering complexity of the exoskeleton means annual structural inspection beyond Florida code minimum. No special assessments through 2025.
  • 6-month minimum lease, no short-term rental program. Restrictive low unit count (84 residences) means slow resale velocity but steady pricing. Owners hold long.
  • Compared to Aston Martin Residences (the other architecturally-driven 2019–2024 Miami luxury tower): Aston Martin is brand-driven (Aston Martin partnership) and waterfront with marina/helipad; One Thousand Museum is architect-driven (Hadid prestige) with the exoskeleton as the brand.
